Guidance regarding building near public sewers


If you are planning a new development or extending an existing property, and believe these changes may be in close proximity to South West Water's public sewers or lateral drains, our Asset Protection Team can help.

South West Water will need to know about any proposed building work over or within three metres of a public sewer or lateral drain. We recommend that you establish if there is any pipework on your land well in advance of starting any building work.

If you can satisfy all of our consent criteria please complete the Declaration of Works form, if you are unable to meet the criteria please complete the Enquiry to build over/close to public drainage form,

.South West Water will not permit:

  • Building over or in close proximity to water mains or sewer rising mains
  • Building over or in close proximity to existing sewers on new development or redevelopment sites

If you are a private customer planning a small building project (e.g. an extension, garage or garden room) wholly on your own land and are unsuccessful in your application to build over or close-to our sewer, you may be eligible for our Small Build Sewer Diversion process. Please see further information in the Diversion of public sewers section of this website.
